It’s a Seller’s Market

Could it be true … that we are now entering into a seller’s market! I know this sounds ridiculous given the large amount of foreclosures and short sales, but I ask you? How do you define a Seller’s Market?

Let me share with you my description of a Seller’s Market. When buyer’s are competing with multiple offers and seller’s are receiving offers above listing price, would that define a seller’s market?

In Arizona this scenario is unfolding today. If you are buying a home under $250,000 you may be experiencing what feels like a seller’s market.

With record low interest rates combined with the large decrease in values who would even think it could be a seller’s market, but all the indicators are there. I can hear it now

Here is your recent home sale report for Richmondtown, Staten Island.

When it comes to Staten Island pricier real estate communities Richmondtown, Staten Island is defiantly no stranger to the luxury home segment. By the way, there needs to be a debate about whether the town is exactly 2 words or one. I frequently see it as two, Richmond Town. Being a lifelong Staten Islander I’m petty sure it’s one word… Richmondtown. Please feel free to shed some light on that fact.

Home sales on Staten Island see a small gain in March.

March almost took a photo of February home sales data and handed it in to us… March saw 187 home sales take place that’s a small bump upward from February’s 183 residential units that sold. So, what do the numbers say about the market currently, not a whole lot. The not so good news is, Staten Island has seen fewer than 200 residential sales in all but three of the last twelve months. On the other hand, actual home sales seem to have reached a post homebuyer tax rebate equilibrium. Meaning home sales have not dipped or rose in any sustained trend in the last 8 months.

In the three months ahead it will really be a tell tale sign whether the Staten Island real estate market is, in fact, improving overall.  Painstakingly for many, waiting for some progress in home sales, is like watching oil paint dry on a humid summer day. As the

Help For Unemployed Homeowners

By July 1, 2010 all mortgage service providers participating in the Making Home Affordable Program will offer extra help for homeowners struggling to make their monthly mortgage payments because of unemployment. The Unemployment Program will offer homeowners a forbearance period to temporarily reduce or suspend their monthly mortgage payments while they seek re-employment.

The minimum forbearance period is three months, although a mortgage service provider may extend it depending on the investor and regulator guidelines. If a homeowner becomes re-employed in that time, the forbearance period will end and the homeowner will be evaluated for a mortgage modification under the Making Home Affordable Program.
